Mortgage broker

In Quebec, a mortgage broker is a professional licensed by the Autorité des marchés financiers (AMF) who compares several lenders' offers and submits your file to the one that fits best. Since May 1, 2020 the activity is regulated by the AMF, not the OACIQ.

Updated October 22, 2026

You can verify any broker's licence in the AMF's public register, by name. A licensed broker must act in your interest, explain the conditions in writing and disclose any conflict of interest. In Spanish people also say broker or asesor hipotecario; Quebec documents say "courtier hypothécaire".

The difference from a bank's advisor is range: the bank employee can only offer that bank's products; the broker works with several lenders (banks, credit unions, monoline and alternative lenders).
